Land/Real Estate Developers
Environmental liability is one of the largest financial risks for commercial real estate owners and developers today. Consequently, all new development and redevelopment must be undertaken with consideration of its resultant effect on the environment as well as on adjacent existing development. Aspen Environmental can minimize your company’s environmental liability by conducting an “All Appropriate Inquiry” (also known as Due Diligence or Phase I ESA) on the property to be developed in order to assess the environmental condition of the property prior to purchase. In addition to performing Phase I ESAs, Aspen can also perform Phase II ESAs, sub-surface site investigations, UST/hazardous waste unit removals and closures, and human health risk assessments.

The rapid growth of industry in the United States over the last century has caused areas of land to become contaminated over many years. The soil and groundwater surrounding old factories, chemical plants, and gas stations, for example, may contain hazardous contaminants which can, in some cases, present a human and ecological health risk. In addition some naturally occurring substances (such as arsenic) may represent a risk even on previously undeveloped sites. Aspen Environmental can perform a variety of environmental site investigations, including subsurface investigations, to identify and delineate soil and groundwater/surface water contamination on a property. This is accomplished through a variety of methods used to investigate, delineate, and characterize the subsurface contamination. These methods include GeoprobeTM "direct push" sampling and monitoring well installation. We follow all industry standards for quality assurance/quality control during drilling, sampling, and well installation activities. Our staff at Aspen Environmental is experienced in evaluating analytical data and determining applicable action levels for the contaminants of concern. We can help you determine the potential need for site remediation and provide an estimate of the associated cleanup costs.
